Why Greenwich Village Moves Are Different

Greenwich Village is Manhattan Community District 2, and its street plan predates the 1811 grid, so the streets are named rather than numbered and many of them meet at angles the grid never intended. Layered on top is the largest historic district in the city, plus a park that no vehicle has crossed since 1959.

The Largest Historic District in New York City

The Greenwich Village Historic District was designated in 1969 and covers more than 2,000 buildings across roughly 65 blocks, and the South Village Historic District added around 250 more in 2013. Facades, stoops and original interiors need real protection during a move. We use floor runners, door jamb pads and railing protection on landmarked blocks as standard, not as an upgrade.

No Vehicle Route Across Washington Square

Washington Square Park has been closed to vehicular traffic since 1959. A truck cannot cross from Fifth Avenue to LaGuardia Place through the square, so every move around the park routes the long way around it. On the buildings that face the square, that turns a short move into a long carry, and it is the first thing we measure.

Off-Grid Streets and Fixed One-Way Approaches

Fifth Avenue runs one way southbound and dead-ends at the Arch. University Place runs one way northbound. MacDougal runs southbound. Bleecker runs one way southeast. Seventh Avenue South, cut through the neighborhood in the 1910s for the subway, left the surrounding blocks triangular and irregular. There is usually exactly one workable approach to any given address, and our drivers identify it in advance.

Co-op Boards, NYU Buildings and COI

Lower Fifth Avenue carries pre-war elevator co-ops with staffed lobbies and fixed move windows, and NYU owns a large share of the buildings around the square, each with its own access procedure. Both require a Certificate of Insurance (COI) before a crew gets past the door. We prepare and submit it directly and confirm the elevator reservation before move day.

From Washington Square to the South Village

The Washington Square core, along Washington Square North, West and South and up University Place, is Greek Revival row houses and NYU institutional buildings. The Row on Washington Square North is a unified line of 1830s townhouses, several of which are connected internally behind preserved facades. With no route across the park, these are the longest carries in the neighborhood.

The lower Fifth Avenue corridor, from the Arch up to 14th Street and across East 9th to East 12th Streets, is the opposite job. Pre-war elevator co-ops and doorman buildings inside the historic district, where the COI, the service elevator reservation and the building's own move window dictate the day rather than the stairs.

The South Village, running south and west of the square across MacDougal, Sullivan, Thompson and Bleecker east of Sixth Avenue, is around 250 landmarked buildings of row house and tenement stock. Narrow blocks, walk-up carries and heavy evening foot traffic on MacDougal, which is why we push for morning windows there.

The NYU superblocks between Bleecker, Mercer, Houston and LaGuardia Place are towers with doormen and formal loading procedures, but superblock geometry puts the entrance a long way from any legal curb.
