Why East Village Moves Are Different
The East Village is Manhattan Community District 3, and its housing stock is older and tighter than almost anywhere else in Manhattan. Three generations of tenement are all present here, most built on a 25 by 100 foot lot, and much of the neighborhood sits inside a designated historic district.
Tenement Walk-Ups and Narrow Staircases
Most East Village buildings are five and six story tenements and converted row houses without elevators. Interior staircases are narrow, landings are tight, and many buildings had their stoops removed in the 1920s and 1930s when ground floors were converted for commercial use, so the entry height is inconsistent block to block. We assess the stair and entry conditions during the estimate rather than discovering them on move day.
Sixty-Foot Side Streets
The 1811 grid set the numbered cross streets here at 60 feet wide, against 100 feet for the avenues. Take out two lanes of parked cars and a stopped truck leaves roughly one usable travel lane. This is the single hardest constraint on an East Village move, and it is why the loading point and the time of day matter more here than the size of the apartment.
No Truck Route East of First Avenue
The designated truck routes stop at First Avenue northbound and Second Avenue southbound, with the Bowery and Third Avenue on the west, Houston on the south and 14th Street on the north. Everything east of that, including all of Alphabet City, is reached on the local delivery exception, by the most direct route from the nearest corner. Both First and Second Avenue also carry protected bike lanes between the curb and the travel lanes.
Building Access and COI
Newer elevator buildings along the Bowery and Third Avenue, and the co-ops scattered through the neighborhood, require a Certificate of Insurance before a crew gets past the lobby. We prepare and submit the Certificate of Insurance (COI) directly to building management and reserve any elevator or move window in advance.
From Cooper Square to Avenue D
The western edge, along the Bowery, Cooper Square and Third Avenue, is the easiest part of the neighborhood to work. These are designated truck routes, and the building stock mixes new elevator condos into the older low-rise. If your address is here, the move looks like a normal Manhattan move.
The historic spine along Second Avenue between East 2nd and East 7th Streets, and the landmarked row on East 10th Street facing Tompkins Square Park, is protected tenement and row house stock, mostly walk-ups over storefronts. Second Avenue is a truck route with wide sidewalks, but the curb is contested by retail all day. St. Marks Place and East 6th Street between First and Second are the worst curb access in the neighborhood, and morning windows are strongly preferable on both.
East of First Avenue, Alphabet City runs out to Avenue D. This is the furthest point from any truck route, and along Avenue D the NYCHA superblocks change the job entirely: entrances sit on interior paths rather than street frontage, so the carry distance from the nearest legal curb, not the stair count, sets the day.
