Why Tribeca Moves Are Different

Tribeca is Manhattan Community District 1, and it is covered by four separate landmarked historic districts plus an extension: Tribeca West, Tribeca East, Tribeca North and Tribeca South. The building stock is overwhelmingly former commercial and industrial, converted to residential. That single fact drives everything about the move.

Loft Conversions and Freight Elevators

These were working buildings. Goods moved vertically through open hoistways before elevators, and many converted buildings still run on a freight elevator with a service entrance rather than a passenger lobby. Loft apartments hold furniture at loft scale: oversized sofas, long dining tables, tall shelving and large-format artwork that will not fit a standard cab. We measure the elevator and the door before quoting, because on a Tribeca job that measurement is the whole plan.

Artwork, Crating and White-Glove Handling

Tribeca has become one of the primary gallery districts in New York, with roughly 60 galleries as of 2023 against about eight in 2017. Crated paintings, sculpture and oversized canvases are normal work on a residential move here rather than an exception. Granite Block Streets and Loading Platforms

Many Tribeca streets are paved in granite Belgian block, and the surface condition varies block to block. Dollies and hand trucks move slowly and unevenly across it, which matters for fragile pieces. The converted warehouses also kept their raised loading platforms and stepped sidewalk vaults, so the path from curb to door is frequently not flat. We plan the ramp and the route before the truck arrives.

Truck Routes and the Holland Tunnel

The designated routes are Canal, Hudson, Varick, West Street, Church and Broadway. Everything inside that frame, including Greenwich, Harrison, Jay, Staple, Vestry and North Moore, is reached on the local delivery rule. If your move crosses to New Jersey, the Holland Tunnel bans all combination vehicles outright and limits width to 8 feet, which is tighter than the other Hudson crossings. We route around it rather than discovering it on the day.

From Canal Street to Chambers Street

Tribeca North, between Hubert and Watts west of Canal and Varick, holds the heaviest concentration of 1880s and 1890s brick warehouses, most with loading bays, raised platforms and stepped vaults still at street level. It also sits closest to the Holland Tunnel exit roadway, which shapes the timing of anything scheduled around rush hour.

Tribeca West, running down to Chambers and Reade, is the classic loft district and the part of the neighborhood with the worst-documented paving. It also holds Independence Plaza, a 1,328-unit complex on Harrison, North Moore and Greenwich, which is a completely different move profile from the lofts around it.

Tribeca East, from Canal down to Worth between Broadway and Church, has the tightest frontages anywhere in the neighborhood. Roughly three quarters of its buildings are narrow store and loft buildings, typically 25 feet wide and five stories, built between the 1850s and the early 1890s.

Tribeca South, around Reade, Duane, Warren and Chambers, is the transition toward the Civic Center, and it contains some of the narrowest service streets in Manhattan, including Staple Street, Trimble Place and Elk Street. South of Chambers, toward Murray and Vesey, the stock turns to modern condo towers with loading docks and formal move procedures.

Yes, and it is a large part of what we do in Tribeca. Loft apartments here hold pieces built for the space: long tables, oversized seating, tall shelving and large-format art. We measure the piece, the freight elevator and the doorway during the estimate, crate what needs crating, and plan an alternative route before move day if something will not fit the cab.

My building has a freight elevator and a service entrance instead of a lobby. Is that a problem?

No, that is the normal condition here. These were working buildings and many kept the freight elevator and service entrance through conversion. We reserve the elevator with building management, confirm the approved window, and bring protection sized for a service corridor rather than a passenger lobby.

How do the granite block streets affect my move?

Can you provide a Certificate of Insurance for my building?

Yes. Converted loft buildings, co-ops and the newer condo towers in Tribeca all typically require a COI naming the building as an additional insured before granting access. We prepare and submit it directly to building management with coverage that meets their requirements.

Yes.
